Mold Testing Versus Inspection: Which Comes First?

A dark patch on a crawlspace joist, a persistent musty odor after rain, or condensation around an HVAC register can raise the same question: do you need mold testing, an inspection, or both? Mold testing versus inspection is not an either-or decision in every situation. The right first step depends on what can already be seen, what is causing the moisture, and what decision you need to make next.

A laboratory report can provide useful data, but numbers need context. A sample showing spores does not automatically establish that a home has an active indoor mold problem. Conversely, a limited sample may not capture a hidden source located in an unsampled cavity or crawlspace area.

This is why test results should be interpreted alongside the property conditions. Be cautious of conclusions based solely on a quick air sample or a brief visual glance. A reliable assessment takes time to inspect the building systems and areas connected to moisture movement. It also acknowledges limits. No inspection can see inside every wall cavity or beneath every finished surface without further investigation, and no single test can describe every air condition in a property.
